Asset Intelligence: Amenity Premiums

What's changed?

Asset Intelligence now surfaces unit-level amenity premium data directly from the Property Management System (PMS), giving asset managers visibility into which amenities contribute to a unit's price.

Property admins control what's visible. Amenity data syncs automatically from the PMS and is never shown to asset managers until an admin explicitly enables it. Once enabled, asset managers see an amenity breakdown per unit in the Unit Details modal, and can filter the unit list by amenity type.

What's important or valuable about this change?

  • Answers "why does this unit cost more?": Asset managers can see the specific amenity premiums attached to a unit — renovation packages, floor, view, balcony — without leaving Asset Intelligence.

  • Admin-controlled visibility: Admins review and curate which PMS amenity codes surface to their team. Nothing publishes automatically, protecting against internal codes or duplicates reaching end users.

  • Filter by amenity type: Asset managers can filter the unit list by any enabled amenity — instantly seeing which units have a specific premium and what they're renting for.

  • No manual data entry: Amenity data syncs from the PMS automatically via SFTP or direct API, depending on the client's setup.

  • New amenity alerts: When new amenity codes arrive from the PMS, admins receive an in-product notification prompting them to review.

How to get started?

Amenity Premiums requires a one-time data connection setup per asset. Contact your Engrain CS representative to get started. Once the connection is configured:

  1. Navigate to Manage → Asset → Amenities to review all PMS-synced amenity codes for that asset.

  2. Toggle the amenities you want visible to asset managers. Changes take effect immediately.

  3. Asset managers will see enabled amenities in the Amenities tab of the Unit Details modal, and can filter units by amenity type from the unit list.
