Added the Ability to Set ‘Percentage Based’ Value Caps for Expenses in SightMap.

What's changing?

We've added percentage-based value caps to the SightMap calculator's expense management capabilities. Previously, expenses could only be capped at fixed dollar amounts. Now, you can set caps as a percentage of base rent (e.g., pet rent capped at 1% of base rent). This update went live October 2025.

What to expect:

You can now configure expenses to comply with regulations that cap certain fees as percentages rather than fixed amounts. When base rent changes, percentage-based caps automatically recalculate to reflect the new rent amount. The Expenses endpoint in the SightMap REST API now includes a value_cap_type field, allowing you to programmatically identify whether a cap is ‘amount-based’ or ‘percentage-based’.

What do you need to do?

When creating or editing expenses (via the API), select your preferred ‘Value Cap Type’ (either "Amount" or "Percentage”), and then enter your desired value in the ‘Value Cap ‘field. For percentage-based caps, the system will automatically reference base rent for calculations.
