Asset Intelligence: Entrata Base Rent Pricing Now Configurable

What was the issue? Entrata recently separated its pricing data into two distinct values: Rent (base rent plus fees) and BaseRent (base rent only). The Asset Intelligence Entrata feed was always reading from Rent, which caused inflated pricing to display in the dashboard for affected assets — specifically Greystar Pilot and Park properties.

Who was affected and when? Asset Intelligence customers using the Entrata feed whose properties were affected by Entrata’s pricing data change saw inflated unit pricing in their dashboards.

What’s improved with this fix?

- Accurate pricing display: Assets configured to use base rent will now show base rent only, without fees inflating the displayed price.

- No breaking changes: The default behavior is unchanged — all existing Entrata feeds continue to read from Rent unless explicitly configured otherwise.

- Per-asset configurability: The use_base_rent flag can be enabled on a per-feed basis in the feed configuration for properties that require it.

- Reliable extraction: Base rent is correctly read per lease term with a fallback to Rent when no base rent value is present, preventing zeroed-out pricing.

When did it change? This update went live in June 2026.

What does the customer need to do? No action is required for most customers — default behavior is unchanged. For assets where base rent pricing is needed (e.g., Greystar Pilot and Park), set use_base_rent: true in the feed configuration for the affected properties.
